Top 5 Remodeling Mistakes We See in Prince William County Homes (And How to Avoid Them)

Lindsay Kraus • July 27, 2026

Whether your home is brand new or in need of a serious upgrade, there are mistakes to avoid!

Whether you're updating a bathroom in Gainesville, remodeling a kitchen in Haymarket, or finishing a basement in Bristow, every home has its own quirks. After more than 20 years remodeling homes throughout Prince William County, we've noticed the same issues come up again and again.

The good news? Most of them are completely avoidable—if you know what to look for.

Here are the five most common remodeling mistakes we see and how to avoid them.

1. Choosing the Lowest Price Instead of the Best Value

It's tempting to compare estimates and choose the lowest number, especially when remodeling is a significant investment. But one thing we've learned over the years is that the cheapest proposal often ends up being the most expensive.

A lower price may mean:

  • Important work has been left out of the estimate.
  • Labor has been underestimated.
  • Lower-quality materials are being used.
  • The contractor plans to make up the difference with change orders later.

Instead of comparing the bottom line, compare what's actually included. Ask questions about permits, material allowances, waterproofing methods, warranties, and who will actually be performing the work.

Pro Tip: If one estimate is dramatically lower than the others, there's usually a reason.  Consider where they're cutting corners to make that price possible, and if you're comfortable with those corners cut while working on your home.

2. Starting the Remodeling Process Without a Plan

Many homeowners begin calling contractors before they've decided what they actually want. While it's perfectly okay to have ideas, the more clarity you have upfront, the smoother your project will be.

Before requesting estimates, consider questions like:

  • What do you want to accomplish with the remodel?
  • Which features are "must-haves" versus "nice-to-haves"?
  • Do you have inspiration photos or a preferred style?
  • What investment are you comfortable making?

You don't need every finish selected before reaching out—that's part of what a good contractor helps you with—but having a general vision and realistic expectations leads to more productive conversations and more accurate proposals.  Otherwise, you'll find it's difficult to compare your estimates because they vary so widely.  Narrow your focus before getting any estimates.

At Kraus Remodeling, our process is designed to help homeowners refine their ideas, understand their options, and develop a clear plan before construction ever begins. The result is fewer surprises, more accurate pricing, and a remodel that truly reflects your goals.

Pro Tip: The best remodeling projects start with a plan—not just a Pinterest board. Even a rough idea of your priorities and budget helps your contractor provide better guidance and keeps your project moving in the right direction from day one.

3. Covering Up Problems Instead of Fixing Them

Many homes throughout Northern Virginia were built decades ago. Once walls or floors are opened, we occasionally uncover issues that have been hidden for years, including:

  • Water damage
  • Improper plumbing repairs
  • Outdated electrical wiring
  • Mold
  • Structural deficiencies

The wrong approach is simply covering those issues back up. The right approach is correcting them while the walls are open—when they're easiest and least expensive to address.

Although unexpected repairs can be frustrating, they're also an opportunity to ensure your investment lasts for decades.

4. Hiring Contractors Who Don't Specialize

A bathroom remodel requires far more than someone who is "good with tools."

Successful remodeling requires licensed electricians, licensed plumbers, experienced tile setters, drywall finishers, painters, and project management that keeps everyone working together efficiently.

Some companies rely on one or two people to handle everything.  We don't.

At Kraus Remodeling, we work with trusted licensed tradespeople we've built relationships with over many years. Each specialist focuses on what they do best, resulting in higher-quality craftsmanship and fewer problems down the road.

5. Ignoring the Hidden Systems Behind the Walls

Beautiful tile and stylish fixtures are only part of a successful remodel. What's behind the walls matters just as much.

Before construction begins, we inspect:

  • Plumbing
  • Electrical
  • Ventilation
  • Framing
  • Moisture concerns
  • Structural conditions

Finding these issues before construction starts allows us to plan properly instead of surprising homeowners halfway through the project.

It's one of the biggest reasons we spend so much time during our in-home consultation.

The Difference Planning Makes

Many remodeling headaches can be traced back to one thing: rushing the planning process.

A successful remodel doesn't begin with demolition—it begins with thoughtful design, careful inspections, accurate measurements, realistic budgeting, and experienced project management.

That's why our process starts long before construction does. We believe homeowners deserve clear expectations, honest communication, and a plan that's been carefully thought through before the first tool comes out.
